Where can I find a simple contract for a caretaker/rental agreement?
My co-worker is renting her trailer on her property to a gentleman that will be paying a small rent and be taking care of her birds/etc., on the property while she works. She wants to write something simple, but that covers her liability-wise. He will basically be receiving rent-free place to live, paying his utilities, and taking care of her critters. She doesn’t want it actually to be ‘rent’, but something like "allowed to live".
she can write her own contract, and she wants to make sure all of the things that are expected of the tenant are spelled so as to not leave any doubt
she also needs to make it very explicit what the rent is etc,, in other words he is performing actions which will be considered as rent
she needs to specify about the care of the critters, inspections etc so he cannot just neglect them etc.
she probably needs to set a term of this lease and the reasons for terminating prior to the date, if other conditions are not fulfilled.
protecting wood on utility tailor? stain, bed liner ?
i have a atv trailer and i built sides for it form 2×3s and partical board. I use it for hauling tools, wood into some wet and muddy forest, swamp conditions. can i use deck stain but it will get scratched off the sides and floor form shit being thrown in it? or can i use the paint on bed liner for the floor and sides and just stain the outside 2×3s? or will teh bed liner not work?

Particle board will not last the year, however, if you’re talking about OSB, I’d use a decent oil-based industrial grade paint.
A bedliner will look nice, but will do nothing to protect your wood framing.

Where can you get a utility trailer weighted in Lansing, MI? Preferable the West Side.?
I just bought a trailer with out a plate or title and need to have it weighted to get a plate.

Took mine to the dump (BFI) to have it weighed. Truck stop is another. Check the Yellow Pages for the closest one.
